I thought I was getting a good value, but even in the first year, all "Warranty" claims were deflected and "not covered" then after the year was up the house started falling a part and now they won't address any of it, even when I found a hole in my subfloor, clearly a structural building element failing all I get is " you are past your 1 year warranty" I am going to have to put a lot of lipstick on this pig when I can afford to move.

Do not believe all their claims of being a top builder, this company and the homes they produce have reached rock bottom status. If you do choose to purchase from this company as they are the only homes left to purchase, I strongly advice you to get as many inspections done as possible and do not let anything slide. Once you have purchased, the warranty department is admissible and will use every excuse possible to avoid performing any kind of work that is necessary.

I am not sure if its just the conditions right now, but it seems like this company has chosen to cut corners in every facet of the home construction. Its not about what's best or even what's decent, it's choosing items and contractors that are the lowest cost and available. Know what you are getting. Actually, don't get it at all. Run away. Fast

Once you purchase a Cornerstone home they don't seem to care much about your experience after. I bought a home in a community still being developed so I understood there would be construction for awhile. What I didn't expect was music blasting from the site at all hours of the day. After a few emails to Cornerstone the issue has not been resolved.

I work from home so this music is extremely bothersome, as it can be heard on my calls. I don't have time to tromp around a construction zone looking for the music to ask someone to turn it down, nor should I have to. You'd think there would be some sort of code of conduct for their contractors, especially in areas where people are already living, however there is not.

Occasionally I see people in Cornerstone vehicles driving through and they don't seem to be bothered by the blasting music, so I guess they consider this normal. As for the home quality it is rather low, but I didn't expect much from a builder to be honest. TBD on warranty value.

I'm a Realtor. My client just bought a Cornerstone Home, that was built in 2008. If you read through the good reviews, most of them are new homeowners. These homes look pretty, but they aren't built well. My client had a roofer look at her home and was told it was one of the worst roofs they've ever seen. There were many aspects about it the were done incorrectly and she needs to replace the roof for 20k. I left a message for Cornerstone and never heard back. I will never sell another Cornerstone home to a client again. Proceed with caution.

I was representing some buyer clients who were looking at other homes (none were new construction) in Lake Stevens. I took them to tour this property and they were amazed at how dialed everything is in terms of finishes, what is normally considered upgrades at other builders, etc. I dealt with the Listing Agent for the property, their support staff in the office as well as the person who did the orientation / walk-through with my clients.

All were professional, showed great integrity and were very responsive and helpful. My clients are ecstatic about this amazing home they're about to move into, and I am thrilled to work with a very professional outfit, and hope I can help more clients in the future find their ideal Cornerstone Home.

I would never buy a home from Cornerstone again, here are the reasons why! - Cornerstone did not resolve issues pointed out during the walk through, we didn't find out until we already purchased the home and started moving in. - construction quality is very poor, cheap materials are being used and the workmanship is poor in general - their warranty department makes it impossible to get anything fixed. - no show to appointments to review warranty issues Stay away from these guys! I sure will in the future!

We have had multiple issues since purchasing our brand new build in Lake Stevens. With every new issue that arises we are losing confidence in this business. Many others have already noted the issues with the quality of work, and today we found mold inside one of our rooms. It has only been about 5-6 months since we have moved in and the only reason we didn't see this earlier is because of a cabinet we had placed there.

We went to move it to reorganize the room and that is when we found about a 16 inch by 6 inch patch if mold in the wall/baseboard. This plus the previous issues that we are still trying to work through has led me to leave this negative review. We hope to get this resolved as quickly as possible, this is a huge inconvenience to us at a time like this, but until then I will leave this review.

Cheap builds, mold issues, windows leaking, cabinets cracking, paint practically disintegrates off wall with the slightest touch, workers used non flushable wipes and damaged pipes before moving in, all damages noted on walkthrough were ignored, house is not level and we were told by their repair guy who came out months after moving in to complete repairs that were noted on the walkthrough that "if anything we could pour new footings, but it's just settling." We've tried 8 different levels and they are all showing the ceilings and cabinets on all three floors as vastly off level.

I think worst of all is trying to communicate with their warrant team. It's like pulling teeth and if you try to be nice nothing gets done, they force you to be kind of demanding to get any response and then try to make you feel like they're not at fault. It's like been gaslit from a warranty team because what option do you have? They know you're at their mercy.

Cornerstone homes builds a great house, and compared to other builders we have worked with are absolutely the best choice. Cornerstone went to great length to make sure every issue was resolved, and that we where satisfied.

I don't have time to put every problem that we have, but recently ripped up the carpet (very cheap) to install wood flooring and the basement was not level. They had tried after the concrete had hardened but made it worse! Paint isn't what I would call what they used for the walls. Garage floor puddles up.they could care less about a happy customer, I understand having a business and making a profit, that's how the world works.

But buying a brand new home that's 6 years old and they hide everything. Then you reach out and they don't care. Really disappointed. I would never have them do anything on my house or buy another one!

So we bought our house 4 years ago and have had problems since day 1. Some fixed some not. Our biggest concerns are the vents in the new house when we bought it got smashed during the build and now in our master bath there is mold growing on the walls. We spent $20k in upgrades only to get cheap stuff installed as "upgrade" material. Our back yard is a swamp because they didn't put in proper drainage and when asked about it they told us it's on us cause it's 10 feet away from the house

As a real estate agent, I was very impressed with the whole Cornerstone team! They were on top of all the details from the get go and stayed ahead of everything the whole way through. Not only did they handle details, negotiations, and quality of work with excellence, they were also extremely pleasant to work alongside! David Bustamante, who was our Cornerstone Rep at the Homeowner's Orientation, handled all the final concerns and details before closing with great care and professionalism. It takes a lot for a company to make me put a bad review about them. But this is the way Cornerstone Homes has decided to move forward. Cornerstone Homes does not take responsibility over the damaged parts they are installing. I have provided all the possible evidence that shows clearly that they are the ones installing a damaged window frame but they are blaming me for the damage.

I have evidence showing the window was damaged before I even moved into my "Brand new home", but still they are blaming me. This is not acceptable and I would like for everyone to be aware of this company's dishonesty. How can a company install a damaged part and tell the homeowner that they are responsible to fix it? This is a major issue that homeowners need to be aware of.

How can I trust them when they deny responsibility over something so obvious? It's a shame that it has come to this. This company does not deserve those great employees who have come over and tried to fix the company's poor workmanship. Hopefully, Cornerstone Homes will take this issue seriously and start taking responsibility over their poor workmanship instead of blaming the Homeowner.

My wife and I have found the folks at Cornerstone to be very responsive, and they have resolved the various issues - most of them minor - with our new home quickly and effectively. Both of us have owned homes before, and we're aware that new construction often gets a bad rap. But our experience has been the opposite - we're very happy with our purchase, and Cornerstone seems to be very customer-conscious and service-oriented. Thanks and happy 2018 to everyone there.

Just awful. I wouldn't be surprised if the reviewers saying such nice things are a plants. Notice how they all have only 1 or 2 Google reviews they've ever done? We are so unhappy with them and are considering moving rather than dealing with the situations their lack of integrity and professionalism have created. One of our neighbors is. We ended up getting in touch with an HOA less than a mile away where a number of the owners were experiencing trouble -- they said one newer home there has a cracked and twisted foundation, and also said others have ventilation and structural problems.

I didn't have a chance to see any of this, but that's what was said. This picture shows a new home being built in standing water. This hole would fill up with water repeatedly -- even after a drain pipe was put in that clearly wasn't draining it. Seems that once they realized they couldn't stop the water from collecting without doing something more, they figured they'd just build on top of it.

They added the foundation you see, then literally just continued building onto that standing water that filled it (2nd picture shows this in progress). It looked like the corners of that foundation were sitting below the level of the water table, and there are acres of what amounts to swamp land bordering this site. I work from home and watched this unfold daily.

I was curious and then eventually shocked. Our neighbors witnessed this as well. The house isn't yet completed, but is already sold. This picture and others are going to be turned over to the owners and their HOA. Then there's that material on the side of the house which basically shows where the soil level is supposed to end up. Well that's 5 feet from our fence and just as high as the top of our fence.

They started to build a retaining wall to deal with the very steep angle the soil would have to be piled at to cover that material. It fell, along with a load of the dirt behind it--against our fence, damaging it. It has been like that for a month or so now. We spoke to their foreman, Joe, who was supposed to be responsible- at that time. He lied about fixing it/never did.

He also claimed they were not responsible for workers they allowed onsite -- making loud noise repeatedly --hours before it was legal to in the morning. We have had to call the sheriff multiple times on Saturday mornings because of this. Their site wasn't and isn't fenced or secured at the main entrance, and people have shown up as early as 4:30 and started making a racket, sometimes driving rental trucks from a company with a location next to the Cornerstone office in Marysville.

People in at least 3 different homes on our street have complained about losing sleep. Some people who've been in this construction site this early look like they don't belong there, quickly putting building materials in their vehicles and leaving. One of these people came to our fence and was looking into our back yard and downstairs windows. I tapped the upstairs window and he gave me a pretty aggressive look and then took his time leaving.

My wife no longer feels safe at home alone and we've invested in a security system as a result. I have pictures of more, like the french drain they built against several neighbors fences-literally with the stones piled directly against the wood of fencing that doesn't belong to them. Then there were the dozens of nails thrown into our and our neighbor's back yards--waiting to be stepped on. Thanks. Oh, and the portable toilet they put in our neighborhood instead of their site.when it got knocked over (possibly by one of their trucks) they left it lying on our street for 2 weeks or so--even though they could see it like that everyday.

They'd stand 20 feet away talking in the morning and pretend it wasn't there. Pretty disgusting. They also built a large retaining wall all along the main road--wrong. They tore the whole thing down and then their foreman told us the county made them build it again "right". All three people we had contact with at Cornerstone lied to us and our neighbors -- REPEATEDLY.

We bought our home from Cornerstone a year ago and have loved living here. The neighborhood is nice and the location is great. We had a couple of warranty issues a few months back which we reported and were resolved very quickly by the warranty department. We're very happy with our home and Cornerstone.

Cornerstone Homes has been great to work with. From the day we signed, to almost being 5 months into our new home, they've been both quick to respond and quick to show up. Anything from the building/construction process to any potential issues we've found, they have replied to emails within a half hour, and have been able to send someone out to the house the very next day. For our first house, we couldn't be happier that we chose Cornerstone Homes.

Cornerstone recently did work on our home, and we've been really happy with it. While working on the home, they were careful to listen specifically what we wanted, and what more they could do to make sure their work fit our expectations. Everyone who comes by remarks on how well the home looks, and notice the work Cornerstone did. I mean it- just about everyone who comes by to visit notices the work and remarks about how well done it is.

We recently purchased a 2yr old Cornerstone Home in Lake Stevens and couldn't be happier. All the people in the development we've talked to during the buying process and after closing love the home and community. Our inspection went perfect too. Our inspector basically said "I can't find anything wrong here other than a few things I would have done differently" - I've just now seen some of these negative reviews, so we'll be watching the home's quality while we're here, but we're excited and so far all is well.

A good analogy one of my neighbors has used is "gingerbread houses". They look great for about 3 months then everything starts to degrade pretty rapidly. Case in point 3 months after moving in our "new" carpet looks and feels worse than the 20 year old carpet in our last place. They do have new home warranties, but good luck with that. Beyond tweaking loose screws here an there it takes 3, 6, 9+ months to get them to fix anything.

At 12 months the warranty servicing is handed over to a company out of Texas, so who the heck know when they will fix anything. We can't recommend them in good conscience in part because they left a 10" hole in our basement floor, laid carpet over it, and then spent 4 months telling us "basements are naturally moist" while the $10,000 trim we bought, carpet and bathroom cabinet molded.

Even after I got a dehumidifier and reported to them dumping 5+ gallons a day (during the summer no less) all we were told was, "we'll look into it." I had to rip up the carpet myself to uncover it and only then would they acknowledge there was a problem. Of course not before we ended up with huge cracks all over the slab that also needed patching (and was only partially done).

They still dispute the nature of the problem, the solution and we've had to spend (so far) and additional $2000 in moving and inspection costs. Our 2 car garage is now a defacto storage locker for the stuff that was in our basement and we're being threatened with parking tickets and towing for parking one of our cars on the street. Our basement just got new carpet- more than 3 months after the initial problem was reported via the warranty instructions.

They still haven't done any of the additional moisture testing work THEY agreed to do nearly 4 months later. You'll likely have one problem after another if you buy from Cornerstone. They build homes in 90 days, but can't seem to fix problems in under 120 days. They've also changed their contracts so that your earnest money is $1, but want 100% non-refundable deposits for any "upgrades" you want. Their way of forcing you to put up with their defective construction or risk losing thousands of dollars.

We purchased a Cornerstone home in 2008. This was a relatively "upscale" (for them) development they did in the Kenmore/Kirkland area, looked great superficially. We found as others had that their contractors cut lots of corners. At our one year warranty follow-up, they took note of our list of to-do's and never came back to fix anything. Every home in the development was dealing with some issue within a couple years including one homeowner who had major dry rot issues, one had a bathroom leak which required the floor be replaced, exterior paint was flaking off, our front patio began to sink away from the foundation, concrete slabs poured up against siding (violating manufacturers warranty but somehow passing city inspection), roof leaks, not to mention we routinely found strips of nails buried in our flower bed (rusty by that point). We got out last year before the true "quality of workmanship" began to show. I wouldn't recommend their homes.

Two car garage they build does not fit 2 cars. The description they provided on Realtor sites stated it was hardwood floor, turns out to be laminate.

We were an inch away from closing on one of the homes built by this company. We truly dodged a bullet. From outside, our first time home buying goggles showed us a perfectly built home. Once inside, small imperfections began to show itself (nails sticking out of shelves, faux drawers in bathrooms coming off, plumber's tape in crucial places, etc.) Despite the home being a new construction, the inspection overwhelmed us.

The inspector informed us that the builders cut a lot of corners and used cheaply constructed materials to build the home. He told us that the home barely passed the building code. There were apparent erosions in the backyard due to shoddy construction and we realized this home was a total lemon. I realize that these people need to make a profit but how can they build something so low on the quality spectrum and put their name on it? Horrible.

To top things off, these people denied to release our earnest money even through we were protected by the financial contingency in our contract. We almost had to go to court before we made a settlement. Total crooks. I hope that Karma will serve these despicable people.
