We are most effective when warranty work is addressed at one of your pre-planned appointments. It is Eastbrook Homes' policy to provide courteous and timely service for all warrantable items as defined by the provisions of the contract and in accordance with the procedures outlined in our Homeowner's Guide.Of course weather conditions, parts availability and contractor scheduling must be taken into account.

My mother-in-law built a home with Eastbrook, purchased the irrigation and landscaping package from them, along with a finished basement. The landscaping company graded the lot toward the house and built a channel by removing the soil next to the house to install the mulch and plants. The foundation wasn't properly vibrated when built resulting in a crack that leaked into the finished area of the basement resulting in black mold, destroyed drywall, studs, carpet, padding and furniture.

Nothing had been done by my mother-in-law to modify anything that would impact this. Now Eastbrook is refusing to call us back or address the issue beyond just filling the crack. The issue is with Eastbrook and she shouldn't be responsible for any of these costs. Also, if you enjoy people not calling you back you will enjoy this experience as multiple messages have been left with their warranty area.

Eastbrook made the home building process enjoyable and exciting.everyone told us it would be stressful and tense and it was quite the opposite with Eastbrook. We thoroughly enjoyed the whole process and everyone that we had the pleasure of working with including Kelley and Jessica as sales agents, Megan in the design center and Chad in the building process.

We are currently building a home and Eastbrook has been horrible to deal with. Their rep Susan has said all kinds of stuff just to not follow through with it. We were told we are going to get a selection credit then we show up and there is no credit, just for Susan to say we will get it at closing. We show up to closing and we didn't get it there either just for Susan to say you will get it at the conversion process so we will see if I ever see that credit.

We were also told that we would be able to make changes as long as we are okay with delays and the fees that come with it. We have tried to replace existing windows to bigger ones and there only response is that it too much of a lead time and we have advised we are okay with the delay to get the bigger windows and they still won't do it. They have no reason to accommodate you since you have signed in the dotted line and all they do is reference their policy and this and that when their reps and designers tell you different.

The construction manager acknowledges that the reps and designers might say this, but he says as long as it's not in writing they can't do anything as if I'm suppose to record every little detail and conversation I have, even if my realtor can confirm these conversation, still nothing. Will NEVER EVER build a home with them again or recommend them to anybody.

I would never hire Eastbrook again. They will build you a house that will barely last the one year warranty and then hang you out to dry. We have been here just over a year and are now having major issues. First, our windows aren't sealed properly and are now molding. Second, half of our driveway is falling apart. First they acted like they would help us but then they said "oh its from salt, sorry.

Also the trade warranty is all you have left so get lost." NO driveway should be falling apart after one year of salt if it was properly installed. I can not believe they think this is an acceptable way to treat a homeowner. I had a secondary service confirm my driveway was NOT done properly. The neighbors driveway is also breaking down already and other homeowners have had complaints as well.

The top layer is literally peeling off, this is not pitting from salt. Further, I contacted "the trade" NOBEL CONRETE (DO NOT HIRE THEM OR LET EASTBROOK HIRE THEM IF YOU INSIST ON USING EASTBROOK) and they said Eastbrook holds the warranty so too bad for us and maybe they could help us out in a year if we pay them. Obviously, I would never hire a company that can't do it right in the first place to fix their own mistake. This is the saddest excuse for an "ethical builder" I have ever seen. DO NOT trust anything their contractors or inspections tell you. Get a private one for sure.

Dealing with Joe is a huge deflating experience. Worst of all with his know it all attitude, and rather condescending demeanor. Never felt welcomed, or that our concerns and questions were fully addressed. No reason to be Smug! Sorry, but I will take my money elsewhere.

Building with Eastbrook Homes is a dumpster fire. Their communication throughout the build was next to non existent- it often took weeks and multiple follow up emails to be acknowledged or have questions vaguely answered. We closed with a laundry list of "action items" that we brought up months before completion and were 1)assured they would be taken care of or 2) ignored.

The months after close were spent fighting with the Director of Construction and VP to have issues repaired properly and our home was a revolving door of contractors coming in to fix and refix sloppy work. Time and time again they insisted we were being picky and most of these issues were within tolerance. Our issues were so abundant the VP finally offered us $5,000 check in exchange to forfeit all the homes warranties which we obviously declined. Instead, we commissioned a private home inspection and allowed Eastbrook to bring in a private flooring engineer because of all the issues we were discovering and THE HOME FAILED INSPECTION.

Our roof needed to be removed and completely replaced along with the subfloor on the main level because it was full of undulations due to warped joists. Even after the inspections we had to fight for Eastbrook to replace our roof and repair the subfloor- they insisted we allow them to repair the issues for a 4th time. After the home inspection came back they upped the buyout offer to $10,000 and we declined that was well.

I could not stress enough to stay as far away from building with Eastbrook as possible. They proved time and time again they do not have the homeowners investment in their best interest- they will build the cheapest and sloppiest home you will allow them to get away with and attempt to lie and con you into believing issues are normal. If you do build with them for whatever reason, I highly recommend hiring a 3rd party home inspector during the building process and again after close.

Built a new home in 2020, been in it for over a year now. The design process was excellent.they offer both online and an in person design center! The house was finished on-time, even during the pandemic, and was built to our expectations. They resolved the few minor warranty issues we had during the first year! Overall, it was a positive experience and everyone we dealt with was easy to work with. I recommend if you are looking to custom build.that you check if they have an Eastbrook community building near you!

We built this house with them, 9 months after moving in our sink in the half bathroom unexpectedly cracked right in the bowl. During our 1 year warranty inspection we told them and they stated we dropped something on it so it was our fault. The sink was obviously installed incorrectly, as you can see from the pictures it was not centered correctly, used 2 different bolts and was way too tight to the wall, the off center caused a pressure point, exactly where it cracked, crazy.

Nothing has ever dropped on this sink, it's our half bathroom, there isn't anything in there to drop. It's very unfortunate that they refused to listen to us but further just tried to tell us we dropped something on it. When the inspector came he moved the sink back into place and then said it was fine, if it was fine, why did he need to move it into place?

Even emailed the owner and he was the same, a sink should not crack at 9 months. Overall not impressed, maybe look into different builders if you are looking, they do not care about homeowners once they close.

I don't really know where to start, First thing that really disappointed me was the fact that I could not do a single thing to my house that was being built at the time. Me and my fiance wanted to do a couple thing inside and outside the house before the house was completed. We wanted a cement patch, but were not allowed until after the house was completed and we were moved in.

There is literally a house currently being built right behind me. And the owners are allowed to do a cement patch, Put stones under their balcony etc. Stuff that we could not do. Totally unfair. We wanted to have our own tiles installed by our own contractor before they carpet was laid down but we were not allowed to do that either. Anything we asked to do we were shut down instantly.

Only thing we could do is move in our stuff the day before closing. THAT IT. HOW NICE. Let me tell you about their quality plumbing. First couple months all of our toilets were getting clogged. Had 2 Plumbers come and fix it. Spent over $700 on just plumbers. After spending $700 east brook finally decided to buy us a toilet with a higher flush per gallon.

We still to this day have issues with our plumbing. Only thing we ever flush down the toilet is toilet paper. Even our sink in the bathroom gets clogged up, its ridiculous to have these issues in a brand new house. Overall I still love my house and thank east brook for building it for me but I will definitely not be building another east brook home ever.

Totally unfair treatment from them. I have to have my Showers running on all the way hot and my sinks running to clear my plumbing so my toilets can flush. Thats Eastbrooks way of fixing the issue. Run hot water in the shower everyday. They don't want to admit that they did a terrible job with the plumbing in this house

We have owned many homes across the country, all but one being new / newer construction. Our Eastbrook Homes experience has been our very best. Their structure with the Design Center, and organization yielded a superior result. But of course with any company, people make or break the outcome. Martha was flat out outstanding! We'd have given Eastbrook an excellent 95% rating, but Martha requires an extra credit bonus putting Eastbrook's overall score to a perfect 100%.

She listened well to us, offered creative solutions and was always blazing fast with her responses. Her knowledge and personal skills were fantastic. Travis was new, but also a huge positive to our experience. Organized, detailed and personable. If either Martha or Travis told us something. we could take it to the bank. Megan (and Kaitlin & Matt) in the Design Center were professional and dedicated to making our build a personal delight.

While they probably were overwhelmed with volume, they worked hard and creatively for us. Our custom changes were embraced. Their suggestions added to the delight we have in our finished build. After we signed with Eastbrook, our son-in-law and daughter signed to build their own Eastbrook Home. So yes, a wholehearted, recommendation. I tend to buy a modest amount of stock in companies I find outstanding. Unfortunately, Eastbrook is privately held. If they were not, we would own a bit of their stock. thus our highest praise.

Overall we enjoyed the process of building with Eastbrook. Everyone we have worked with there are good people, want to be helpful, and they are understanding. Their build process is efficient and enjoyable. The reason I'm giving only three sars is due to build quality issues and unfortunately the home is the end product so I have to put more weight behind the specific quality in my home when evaluating my experience.

I think they are in a tough position where it's difficult to find enough quality teams to help build their homes and you may get great quality but you might get less so. We do love our home but wish more care was taken when building. It seems like whoever did the siding work was probably the least skilled as we've had many issues with siding falling off, the ceiling under sunroom falling out, and general sloppy installations that look bad or create bowed siding, etc.

I do want to point out that many issues have been corrected and done well but we have several that need more attention and have been ignored. Overall I do recommend Eastbrook because they are good people and want to build you a nice home but you may run the risk of getting some bad apples when it comes to the tradesmen themselves doing the actual construction.

DEMAND LETTER I closed on my home November 2019, nothing but issues and smiles from Myles ever since. All of our complaints were not put in the 30,60, 90, 120 day meetings, he just said it would be taken care of. My home was closed stating that our septic system is community based. With this in mind I put in a gas generator on the back side of my home to have it hidden so it was not seen from the street.

Well apparently I was sent a postcard from the septic company who put in the system. The guy was nice and he has nothing to do with these issues. He sent me proof that my home does have a private septic system and Joseph Gavitt will not respond to my emails. Reminder this is in our closing documents that this is community septic. In Myles check ups he told us this was a community septic system so no need to have to empty the tanks.

Well my generators is on top of the septic system and Eastbrook refuses to acknowledge us. Also, we would assume the stakes for the property lines would still be up as this is a new build but my neighbor thinks our sprinklers are on his lawn. If this is the case Eastbrook is responsible for moving them and paying for the survey as they have no idea what they are doing.

My faucet has leaked ever since I moved in and replaced twice. My water heater blew and my basement was full of water a year after I moved in. I can't seem to get anyone over to the house to handle these issues. In the HOA rules my lot shows I have a boat slip but Bruce Byslma states otherwise. You can't claim a slip when it's in writing in the original documents.

I can't seem to get answers so if I were you I would run because I am in a nightmare buying this house. My daughters room in the winter is freezing so we have to shut all the registers in the house to let it go to her room so she doesn't get sick as she has asthma. My appliances they put in my home must have been used because the washer stopped working within six months. Joe agreed to give us the funds from the appliances they paid for washer, dryer, stove, refrigerator, microwave.

The refrigerator was freezing all of our food. Well needless to say all appliances were only 4,000 and we spent 12,000 replacing them. Due to Covid we went without all appliances for two months waiting on shipments and Joe refused to let us use the appliances that were working for our family and our well-being. We had to go to laundry mat for clothes and lived with a small refrigerator that was all we could find in the state but Eastbrook didn't care.

Even though I have a sick child to care for. This is the first time in my life I have ever had to go to a laundry mat and kind you this was supposed to be a new home. Eastbrook still refusing to contact me after several emails. My carpet was put in wrong so it started fraying all the way back in the living room. I am living in a nightmare and this is the only beginning.

I will be enduring many fees and costs because of the lack of professionals at Eastbrook Homes. I was told to be aware if I piss off the HOA they will start to come after me for stupid things but that's ok. This has to stop and people should be aware that Eastbrook doesn't have a clue what they are doing. EASTBROOK DOESN'T CARE ABOUT YOUR FAMILY.

I can't seem to get anyone to respond and have to spend thousands of dollars to find out how much it will cost to move my generator. Do a real survey of my property and dwelling so if they did that lace sprinklers on the lawn next to me then someone needs to pay to move them. If not I have to dispute trees that were put on my property by my neighbor.

Welcome to the neighborhood you'll spend thousands of dollars fixing Eastbrook Homes mistakes. The house is freezing in my daughters room and the rest of the home is normal, if we turn all registers to her room it will make her room decent but cold everywhere else. All I was told is to leave the door open. Then I was told that the temperature gage doesn't lie, well first off all registers were closed when the temperature was checked.

The Lot 45 that we own has a boat slip in HOA rules but again more disputes because they are saying we don't have one. Countless amounts of time, immense stress for my family and I for a home that falls apart. We spent 319,400 and we spent 36,000 on the home so far. It doesn't stop there. What a mess and we don't deserve this and hopefully we will retrieve justice.

I have many more pictures and videos and many more issues but Eastbrook refuses just like when they left my family with no appliances for two months during Covid. This is a shame and no one wants to return my calls. No one wants to handle this as adults. This is my welcome to the neighborhood. Thousands and thousands more, city approved generator placement, title says we have community septic and we placed generator over the septic because we weren't supposed to have one. So now what? Yup more drama. RUN AND RUN FAST BEFORE YOU END UP IN MY SHOES.

Once they have your money they will give every excuse not to fix obvious problems. Very disappointed. Definitely would not recommend.

They were very quick to get my home built and close. You could see that it was done fast. However, once they get your money you will not get anything else finished. I moved in, in January. I was told I was going to be one of the first homes they would grade so I could get my yard and fence up as I have two dogs. The yard has not been graded yet. It consist of dirt and trash that the builders have left.

I have sent several emails and no reply. I have also talked to others who have recently built a home with Eastbrook and are experiencing the same thing. The great service ends as soon as they get their money.

I did not build with Eastbrook but rather bought an existing custom home in Hathaway Lakes. Being in construction myself I was very pleased with the build quality of my home and the layout of the neighborhood. Wendy and Martha who have offices in our clubhouse have been excellent when I've had questions or needed paperwork for home improvement projects such as fences and stand-by generators. Eastbrook creates a nice community feel that I plan to enjoy for years to come.

We moved into our new home in Hathaway Lakes back in August of 2019 and we love it! Martha and the team were awesome and when we had challenges with our first perspective house in the neighborhood, she was able to get us immediate information and access to another. The project managers are responsive, and the owner of the company even reached out personally to ensure we were enjoying out new home.

We have the utmost respect for the Eastbrook team and would proudly buy from them again. On a side note, my father was in the building business for 25 years and after that started his own business as a home inspector. He has done nearly 10,000 home inspections in his career and, of course, walked through our home with us. He said multiple times how pleased he was that we were buying an Eastbrook home opposed to some of the other builders in the area. Thanks Eastbrook for providing a great neighborhood and home for our family to grow up in!

Went through an Eastbrook home recently to see what has changed in their construction mindset since my earlier review and found that $359,000 will buy you an amazing amount of vinyl, laminated floors, hollow interior doors, fiberglass and Formica.all most likely made in China.nothing in the high-end category.backsplash in kitchen was cheap vinyl.master bath shower was fiberglass.

I guess their crappy homes are selling because an entire subdivision of cookie cutter Eastbrook homes this house was located in was sold and occupied. If there's a market for these homes that's OK. but priced at $359,000? They're not worth a cent more than $199,000. Mr. Eastbrook is laughing all the way to the bank.

No attention to detail. Go over your blue prints as the construction continues as they will miss things.like putting the fuse panel on the wrong wall. Accepted our new home, floors filthy, sink dirty, counter tops poorly cleaned, front porch dirty, walls dusty. Outlet hanging out, 2 sets windows would not latch, hardwood floor loose in multiple places, hardwood floor with white paint over spray and adhesive in multiple locations.

A real insult to receive a new home in this condition. What if you just paid $30k for a car that was dirty inside and out? During construction there was no plastic sheeting to cover the new carpet, within 2 days there were muddy foot prints all over it.who does this? Tiling is uneven on floor of master bath. No thank you card, just a request that we send them more customers. Bekins appliances left a Red Rose and a nice thank you letter, 5 Star Realtor Brian Bovens left my wife a case of wine.jus saying. lack of class on Eastbrooks end.

The Housing market is at it's peak so EB is selling as many homes as they possibly can, problem is that they do not have the manpower to do things right the first time. We had an Engelsma home before this. Everything was spotless, floors polished, walls cleaned, sinks sparkling etc. Plus we got a very nice fruit/goody basket and flowers at the end.

Pride of Construction! There is nothing to discuss with Eastbrook, the damage is done and we should have received a home that was clean. 1st impressions are everything and you gave us one FU. Update: 2 July 2019, still no lawn after 7 months in the home. Speaking to the CEO is useless. Eastbrook is only interested in selling homes and not taking care of the homeowner.

There are multiple similar complaints. All of the hardwood floors are starting to de-laminate.piss poor workmanship UPDATE: Just had landscape put in. We were suppose to have some input plus there was an "allowance" for the landscape. We had ZERO INPUT and were never asked what we wanted.now we are stuck with some pretty lame landscape. I'm not a complainer but this is one really messed up company! Look elsewhere if you can. Plus.we were suppose to have our front door replaced due to fogging, received the work order but haven't heard back from EB in months. Wow!

BEWARE future Eastbrook customers: Don't do your landscaping until the lots next to you are in. We spent $10k on 400yds of dirt and 10 tons of rock to level a dip in our yard with the adjoining lot. It was amazing for one summer. EB then agreed to give the buyer of that adjoining lot a 'flat' backyard and raised the grade by feet. My lot now looks and feels much lower again. I'm back in what our neighbor has deemed 'the sink hole'. EB will grade the hill between us, but literally laughed at me saying they didn't see a problem.

That lots landscaper explained all the issues to me, but EB gave their permission to alter the grade of the lot. we all have sloped yards. Ours was graded flat to the original grade, which is now several feet higher than us again. Sometimes a company makes it right, sometimes they laugh in your face. Our home is satisfactory.

Homes look nice on the outside, they are cozy on the inside. Took possession of a dirty home. I've spent over 3 hours today removing adhesive and over spray from our kitchen/dining area hard wood floors. Home was not clean on delivery and EB could seem to care less. All they said is that they'll have a heart to heart with the cleaners, in reality the cleaners need better oversite and a home should not be delivered until its spotless. Walls dirty, floor filthy, counter tops dirty with dried grout all over, adhesive and over spray on floors, windows won't lock, hardwood floor lacking adhesive in multiple places.

No care taken to cover carpet during construction. Missing handle on kitchen drawer. Workbench not properly installed. And these are the things we found in the first wee! Cannot wait for more surprises.

Way too many issues to mention them all. It all started with them putting the wrong roof shingles on the wrong house. Our neighbors now have our black roof shingles and we have a greyish color, even though we paid more money to have black windows to match the black roof. In our contract, it also states that we will supply our own hard wood floor. They still went ahead and put some random cheap wood floor in anyway.

Then the kitchen flooded and there has been no communication as to why it flooded. Now they have to replace the hardwood in the kitchen. The doors and windows were always left open in the home as well. Who knows who was coming in and out of the house. Josh, the manager, had the audacity to tell us that we gave them the go ahead to install their own cheap wood floor even though this manager was in no meeting for our house.

We were supposed to get a big shower installed in the master bathroom yet we have a 30" wide shower with 2 shower heads? Josh then says, that I am the size of 2% of their customers and never normally have an issue. (FYI I'm 6'2" 240, so if you're bigger than that you will definitely struggle getting into the shower.) The tiling in the shower is uneven and have sunken into the wall.

Some are spaced differently to others. Josh's response "well you'll never be able to get it perfectly level." (They don't intend to do anything about it.) At current they changed the locks and we aren't able to get in. We were suppose to close mid July but have no idea where we are at because no one at Eastbrook communicates with anyone else at Eastbrook.

If you are looking to build with these builders, please for your own sanity, make sure you double and triple check your plans. Then continue to check in on the process of the build because there are so many mistakes that happen because they move too fast and there is no oversight on the work.

Building my new home was an exciting experience. I thought the process would be overwhelming, but it was not. I was impressed with Eastbrook's team work from the sales agent, to the superintendent and interior design team. They were all there to make my house a "home!"

Was a big experience to plan and build our first brand new home with Eastbrook Homes. We had a couple bad experiences, because on beginning we trust 100% what they said and warble promised. With Eastbrook Homes we did learn everything has to be put on paper, because later some people do not remember. Slowly, but they corrected almost all problems. Materials should be a better quality. Overall we like our new home.

We really loved the design center. They made it so easy to select everything we needed. We had a small budget and they were very helpful and understanding. The builder, Joe, was great. He kept us informed and took care of anything that was wrong. We were delivered a beautiful home! Ben the service guy has been very helpful with taking care of any problems we have had after move in. Very disappointed in the design process, what should have been a fun experience was rushed and forced. Our assigned designer Ann had no interest in getting to know us or our needs. She was down right cold which is so disappointing since this is a big part of the process and we will be living with our selections for a long time. I typically wouldn't say anything but since I heard from several other people in our neighborhood that they felt this way too I thought I should post so that you can ask for a different designer. Buying a home should be fun, even though this was a big part of the process the rest of our experience with Eastbrook was great.

I have built 3 homes with Eastbrook Builders. They have good quality at affordable pricing. I probably will not need them again. Would definitely recommend them to anyone looking for a house. Keep up the good work Mick.

-Recently, my kitchen faucet started spraying water everywhere. I had to call a plumber. His explanation for what happened: "seems to have not been properly installed." Great. -My hot water heater started malfunctioning and I got to enjoy a nice, cool shower. Pilot light was not out. -Found another door that will not close/latch. Despite the reply from Sarah T. of Eastbrook Homes, it is my continued opinion that these homes are not worth the cost and I am doubling down on that.

I lived in a double-wide trailer in Chesterfield while doing my fellowship and that trailer was at a higher quality point than this place. It wouldn't be so bad if these homes were priced accordingly, but they are not - my current place cost north of $350,000 and the list of defects goes on and on. Consider yourself warned.
