After I explained what to expect to a home buyer, their realtor said, "I'm used to these only taking 45 minutes!" Two hours later, we spent another 30 minutes going over our findings with the first time home buyer and even showed them how to operate their fireplace, windows, heat pump and other systems. I suggested the Realtor consider the additional liability their attitude placed on them and their client (the seller). Today a Realtor called to get a quote for a "very badly damaged" foreclosed home.

A Home Inspection is a non-invasive visual examination of a residential dwelling, performed for a fee, which is designed to identify observed material defects within specific components of said dwelling. Components may include any combination of mechanical, structural, electrical, plumbing, or other essential systems or portions of the home, as identified and agreed to by the Client and Inspector, prior to the inspection process. A Home Inspection is intended to assist in evaluation of the overall condition of the dwelling.
The Fee for the home inspection will be provided in separate correspondence by the INSPECTOR in either written or electronic with the format at the sole discretion of the INSPECTOR. INSPECTOR agrees to perform a limited visual inspection of the home/building and to provide CLIENT with a written inspection report identifying the defects that INSPECTOR both observed and deemed material.
We often describe inspecting as treasure hunting. Persistent, detailed inspecting finds the treasure. In our process, while Susie inspects for those small details that sometimes indicate larger problems, Bill inspect stand-alone systems like heating and air. Standard flashlights cast shadows that make it difficult, if not impossible, to find major defects.
If you have a contract to purchase a home, it is time to call Informed Decisions Inspection Services!. We enjoy teaching you all about your potential home and help you understand everything from a loose doorknob to more serious defects. No matter how good our pictures, reports, and phone discussions are, we believe it's best when you see it with your own eyes.
