Our family just completed a build with RHI. In truth, our dream-home could not have been realized for the price we received had we selected another builder. Overall, we are very pleased. That's not to say, however, that the ride from start to finish was always smooth. I strongly recommend that you keep records of all interactions and that you hold RHI to a high degree of accountability for the trades they hire to do the work.

That being said, our Site Supervisor, Josh White, was our anchor. He responded to our needs and requests and personally ensured they were addressed accordingly. He went above and beyond and truly advocated for us as owners. We are extremely grateful for him and the integrity with which he represents RHI. If you select RHI as your builder, ask for Josh to be your Site Supervisor. He will fulfill his responsibilities to the company, and to you as the owner, with diligence.

Did you know it's ILLEGAL to bar your customers from leaving a negative, but HONEST review? You probably didn't because you are so out of touch with your customers. This company is a complete joke, their staff will not return your calls/email/voicemails for weeks. Do not make the same mistake I did when choosing your builder on price. Reality has prices increases at least twice per year. Pam, the lady who signed us up in January told me to come in before they had their first increase of 2021.

But she knew eventually I'd be subject to this as I informed her permits were taking 4 months and their price lock is only good for 120 days. They never started on my project, they gave me a house plan with regular foundation walls knowing that my lot sloped at least 10' downward. They went back and re-did it two additional times and then finally were ready. Oh, but not before they blamed me for the site challenges and told me they couldn't start unless I agree to their second increase.

They are still holding over 100K of my funds as of the date of this review. I requested to cancel in April mind you. Do yourself a favor, go ANYWHERE else but here. The mental and emotional anguish I have been put through at the hands of this company is not something I would ever want any of you to go through.

This company is dishonest. Blames all of their trades and never take accountability. They are horrible to work with and I can't believe people still use them. Their price per square foot is low for a reason. Stay away! Buyer beware!

I'm giving Reality a 1 because anything zero and below was not offered as a rating. They are one of the most dishonest companies I've ever come across. They are worse than a fly by night company that just steals your money, because they present themselves as a family business who cares about their potential home owner, WHAT C**P! They are thieves masquerading as a legitimate business.

We were with Reality for 8 months and they did nothing except the plans which took over 15 weeks (after a month wait for the meeting for the plans, which took 4 weeks), they tell you the plans take 4-5 weeks. They gave us several cost increases, without doing any actual work. No one makes the 120 day price lock they have you sign (they make sure of it).

Anything from a charge for tile that they told us in June was included and then in Jan 7 months later they said it would cost well over $10K, followed by yet another increase of $30K saying we weren't site ready, even thought their project manager said we were. After eight months worth of the round around and around $55K in increases and no actual work done, we went with someone else.

They sent us a bill for $56K for work performed. WHAT WORK?!? No work was done. Now they have change the bill to over $19K, again I as FOR WHAT? We didn't even use their plans, we had new ones drawn up (two weeks not 15+ weeks Reality took). Not to mention we have already paid them $6K, for making our lives a living hell and ruining my forever home.

I worked many hard years for the Sheriff's dept and I can tell you more than 50% of the convicts an drug addicts I dealt with have more integrity and honor than Reality Homes. RUN don't walk from this dishonest company and these disgraceful people.

Horrible, horrible company to work with. They lie every chance they get. If I wasn't on their a** 24/7 we probably still wouldn't have a house. They never return phone calls nor do they call trades when they tell you they do. (I had to contact trades myself to find out that they never had contacted them). We've had a hot water heater problem since it was installed, kept being told that someone was coming to fix it. 7 months later I had to threaten an attorney to finally get someone to do something about it.

Spend the extra money and go with a different contractor. I thought I was getting a good deal by going through them, but it was nothing but a headache and roller coaster. It wasn't worth it. They go through project managers faster than any company (That should tell you something). All they do is LIE LIE LIE!

Back in November I was to have a price increase 11/22/21 when my 120 days where up I called weeks beforehand I was told I'll make a note on my calendar to let me know what that will be inadishion there may be price in crease in January 1/22 she tells me since then I've called left Meg to her direct line left multiple emails with no response very disappointed the lack of communication is very disappointing my family's already been thru so much with are house burning to the ground 5/22/21 we don't need the stress of chasing down the contractor to get answers about how much more money it will cost hope this helps some one eles.

Before you choose your builder do some serious homework. Weigh your options and read reviews and social media before you make your final decision. If you choose to build with RH set your expectations low, plan on being ignored(even after you text, send emails and leave voice messages). Also plan on RH not taking any accountability or try to make things right.

Make sure to document and re-read documents as they will make mistakes that in the end will only cost you money. They will change your PM multiple times and throw their own employees under the bus. We are at the end of our build after over a year and still can't be done with this nightmare. I have all the receipts to show our story with Reality from the VERY beginning to the very end.

If anyone ever says they recommend Reality homes, they're probably a paid actor. Worst building experience a person could have. not only did they do a 10k price increase after signing, and block my number and email after the build was complete, but this is a little list to get an idea of how horrendous they are. Months late on the build, unfinished projects throughout the entire home.

Wall studs are not up to code, (when I told my build inspector who mind you is literally just an electrician filling the position, he laughed and said he'd like to see my husband do better) crooked wavy walls, cracks in ceiling they refused to fix and blamed us for before the home was even complete? doors left without knobs, "punch list" NEVER completed once they received their final payment, the list goes on. Once they received final payment they blocked me on everything.

DO NOT HIRE! Our project started in February 2019 and STILL is not done. Luckily we were able to get into the home by July of 2021, but "Punchlist" items still remain. Every trade that was hired to come out and work on our house had nothing but absolutely horrible things to say about the company, many of them no longer taking new projects from them after ours.

We had 6-7 project managers throughout the build. At least one was fired and should have never been allowed to be near anyone's home or personal information, the others left as soon as they realized how horrible the company was. Ryan was a decent project manager and had potential, but was never supported. Covid 19 was NOT the reason for this project taking FOREVER.

Our outside hired trades (painters) were able to come in when Reality initially stopped work with govt orders, the timing worked. We lived on-site the entire time so we were well aware of how horribly this project was managed. I HIGHLY ENCOURAGED YOU NOT TO CONSIDER.

Reality will not finish your home in the timeframe promised! Materials used are low quality and may even be returned items from other jobs.

Reality homes with went past their deadline to have the home finish and then stops building for a long period of time never got my certificate of occupancy couldn't do my final inspection because it just wasn't finished sign the contract the beginning of 2008 still not finished and it is January 18th 2021 took him through the ccb they refuse to do any more work going to have to take them to court not to mention I paid in full when I signed the contract don't do that all the subcontractors were really good and fast just long periods of time in between them coming do yourself a favor and go through someone else and if you do go through them make sure you have it pacifically and contract that if they go past their due date you'll get paid $2,000 a month they told me that they would give me $400 for everyday they went past the deadline and then when I asked him about that they said you better check your contract cuz it wasn't in there they did have a hundred and eighty days from the day they poured the foundation which they didn't pour the foundation till June and then they were still 30 months out of contract

Nothing but issues and when it was done it was like bend over plumping and heating issues plagued me from the start. Now the 30 year roof I'm told was a rip-off and is now way. Roof leaking in my kitchen. Nothing like working out of town to come home to a leaking roof. Had a good friend come the next day and show me the hack job that was done by the Russians they had do the roof. And never chalked seems on neither skylight and say the roofing was the thinnest he ever seen

Do your self a favor and never ever even contact this builder so they can't talk you into this nightmare. Reality Homes are terrible- no customer service of whatsoever. They treat their customers like trash, they don't take responsibility for any of their actions. Every single screw up on their side will become your problem. Their "affordable" homes are not affordable at all. You're going to pay at least 30% more than you anticipated.

The materials for our project were delivered very early. About month ago their third party vendor dumped the whole package of trusses right onto our driveway. Now all these materials are soaking under the snow and rain, all framing is covered in mold and keep gets ruined more and more everyday. Our family is tourchered by a bunch of incompetent people who cares only about money. That's IT!

We are struggling financially, mentally and physically. So whoever read this review you will safe yourself a lot of headache by NOT going with this builder. Their district manager James deserves to be fired and never be hired by any other company again. The level of his ignorance is far too high. He screamed at me and my husband. None of them will work with you on resolution of any issue so you will have to pay out of pocket and hire crews so they can fix the damage that has been done by Reality Homes.

I recommend going with Lexar, or another builder. Reality has negative reviews for a reason. They try to dismiss negative reviews by denying the claim. What they should do is listen to the complaint and try to make corrections. They clearly aren't interested in improving.

Everything has been great! Except for the communication part. It was partially my fault due to not having a land line for awhile but once I did get the land line I passed it on to reality homes and they still were trying to call my cell phone which doesn't work. So communication wasn't happening which was causing my home build to slow down. Other than that so far its been a wonderful experience!

The sales rep was super! Loved her to pieces! Now we are just waiting on our home to begin being built! Fun experience! Something I've dreamed my entire life but NEVER would have thought it was actually gonna be a DREAM COME TRUE, and it is coming thru with good people and a wonderful company! Thank-you Reality Homes!

Reality Homes treats their customers like garbage. They do not communicate effectively, they lie, and they try to pacify their customers. During the building of the home, schedules are supposed to be provided to the customer. The customer has items they are responsible to schedule and need the builder's schedule to do their part. Getting the schedules in the first place was almost impossible.

When we did get them, they were wrong or not kept. We had 4-5 project managers throughout the process which all had different ideas of what Reality does. The first one told us we didn't have to put in temporary power, but turns out we did. They paused the project until we got it even though there was power only 7 feet away from our existing house.

It was a complete waste of time and several thousand dollars. There were so many things, now we're done and in the "warranty" phase. The warranty is a joke because Reality is responsible for doing the repairs. They obviously don't care, since they have already been paid in full. Warranty work is NOT a priority at all. Our dryer outlet was installed wrong and we can't run a dryer. It's been over 6 weeks since we filed the warranty request and the only communication we've had has been initiated by me.

Each time I contact them, they say they are "Actively" working on it. We should have electricians lined up around the block if they are really actively working on it. They NEVER contact me back with updates and ignore most of my emails and all of my voicemails. I could go on and on. DON'T use this company. All the negative reviews are real!

We are still in the design stage. Silas, at the Sequim office, has been very welcoming, ready to answer questions and help guide us through initial decision making. We've just met with the project manager, John, and again very informative and ready to help us get to the next stage. Why we chose Reality, over other builders- Welcoming, responsive personnel. Designs are many and straight forward.

Ability to make changes in room sizes, wall placement to suit our personal needs. Many items the are standard for Reality homes are costly add-ons with other builders. The idea that we are involved throughout construction in ways that will ultimately save us money.

I don't understand how a company thinks they deserve a 5 star rating just because they finally got the house to where the inspectors signed off on the occupying permit. After my husband initially wrote a bad review, they jumped to try and make things better. They asked if we would change our review if they could get us in the house by the next Friday (Dec. 13th).

We were given the green light to move in on December 12, 2019. We began moving in on the 13th of Dec. But at that time there were no shelves or rods in any closet or pantry, no mirrors in any bathroom, the flooring was not completely finished, trim work was not finished, we had no shower door in the master bath, floor vents were not all installed, 2 door knobs are not installed and a cracked toilet bowl in one of the upstairs bathrooms, just to mention a few things.

After beginning to move in, they wondered why we hadn't changed our review to a 5-star. Really? I thought 5 stars were for those who went above and beyond the call of duty. Who performed with excellence. Not what we have experienced. It took 10 days for us to finally get mirrors in the bathrooms and shelving in our closets and pantry. A few days later they finally finished our flooring.

We have been in our house for 5 weeks and still have trim work to be finished, door knobs to be installed (my husband can easily do this, but it is not his job!), a toilet that can't be used, a shower that needs a door and several other small items. It's like they could care less about it now that we are in the house. If they would just get in and do the work, it would be done in just a few hours. I just want my house done! Doesn't feel like this company takes any real pride in their work.

Horrible company. The Reality concept is great, however this is one of the most mismanaged companes I've encountered. I went in with low expectations because the price was right. Well I was wrong. The additional 9 months to build beyind what we were told cost us thousands alone. Not to memtion the time involved. Now weve been done for 4 months and they wont answer or get in touch about the punch list, which happens to include a kitchen cabinet. Fortunately being a home inspector I was able to fix many of the mistakes that were made along the way after trying to get the subcontractors and reality to fix them without success.

I couldn't imagine not knowing the process and being able to do things yourself and relying on Reality to complete your home. Most every sub contractor complains about the way they do business and have even quite working for them on or after my project. Reality homes needs to re-organize their process and focus on better communication and customer relations rather than always worrying about when they are going to get their next next draw check (this is the only time they call).

There are other affordable builders out there and I absolutely would NOT recommend Reality Homes. However, that said, I do believe Vince, our project manager did everything in his power to communicate and fix things and was always responsive. It seems to me that the work load for the project managers is too high and they are trying to build too many homes, sacrificing quality and customer service. I don't forsee this company sticking around either which worries me for our home warranty.

After looking at a few builders and visiting your model home in Centralia we were lucky to have the opportunity to visit two homes that under construction at the time. Seeing these homes in different stages of their progress really opened our eyes to what Reality Homes can and will do for their customers. We were very impressed and decided that Reality homes was the right choice for us with our new home build.

Our house was "completed" about 2.5 months ago but many issues are still unresolved with no date of resolution in the future. While our house is nice, their customer service is TERRIBLE. They definitely lose their sense of service when you're nearing completion. We got moved down the priority list for sure and no one has any sense of caring whatsoever. I've left multiple voicemails with "managers" but no one returns my calls. I'm hoping by making my complaints public, someone may actually respond. I would recommend another builder if you're considering building. They're very nice upfront but it DOES NOT continue.

We are building our dream home with Reality. Currently foundation, framing and roofing is completed. So far we had a wonderful experience. sales, engineering and quality teams are very professional. Stan is very talented and excellent Engineer. Ryan is wonderful and easy to work project manager. Currently we are renting apartment and lease will be over around May 2020.

Also bank timelines for construction loan will be completed around May 2020. We would like to request reality to complete our home around April 2020, so that we can comfortability move into our new home. Thanks again for making our dream come true.

We haven't started building yet, but everyone from sales, engineering and design has been prompt with their responses and thorough in answering my MANY questions. I'd like to give ab extra huge shoutout to Tommy Rosamund - everyone's been wonderful, but Tommy has gone the extra distance to make sure this has been an enjoyable and informed process for my husband and I!

I've had a home and a duplex built by Reality Homes. The duplex was built last year! The design and quality of the building is great, and the cost was exceptional for an investment. The building process wasn't perfect and took a little longer than I hoped, but all builders seem to have similar issues with subs and time frames. I'm very happy with the overall product and am proud to own this building as part of my portfolio. The house was just sold after owning it for 5 years and the equity was fantastic.

Reality Homes first sparked our interest because of the value that we saw in their floor plans. Similar floor plans with other builders were much more expensive. Granted, there are a lot of homeowner responsibilities during construction, but that gave us the option to save money and do some of those things ourselves. No matter who you build with, it is going to be stressful at times because it's construction, but in the end, it's worth it because you have a brand new beautiful home that is customized just how you wanted it.

We were able to customize our floor plan to accommodate our city's building codes and complicated requirements. Other builders did not give this option, which may have made it impossible to build a duplex on our lot like we wanted to. Every one of the trades that was on our project was a professional and did an outstanding job. We are thoroughly satisfied and if we had to go back in time, we would 110% do it again!

We used Reality Homes to build our home. We love our home, but the service was HORRIBLE. Office people were great. It was just the building side. It took them a YEAR AND HALF and still not completely finished with items they needed to fix. Yes, the timing was terrible. But not worse than the LIES. From the beginning, they told us 6-8 months MAX. We had our excavating done in March.

They didn't do a thing till July. Every time I called it was always "Someone is coming this week" and it was months before someone came. Once the foundation was finished, sometime in August, it was time for a Framer. Who never came! I had to find my own framer and have them pay him because they couldn't find one. It wasn't till November the framer started and he was the only amazing thing about this company and only because I knew him and he wanted to help us out.

I just cant believe they are running their business that way. I just want people to understand 6-8 wont happen with these guys. More like 1-2 years from start to finish. I was having to call every two weeks and it didn't matter. Not till I threatened with a Lawyer to get all my punch-list items finished and still not without arguing with the GC which in the end made it right.

In the End I realized the office people have no control over what happens in the field. They just are trying to diffuse the client as long as they can till something starts moving. I would not want to have there job! I felt bad for the scheduling person I worked with. She was very nice, and just trying to do her job the best she could working for a corporate company.

My boyfriend is approved for a USDA loan (which is hard to get, by the way). He's got approval for a construction loan, but we have a tight budget. I saw Reality Homes in a search for inexpensive home builders. So I called. Well, they may as well have been in the heart of Beverly Hills -- they had the snootiest, nastiest person answering the phone.

She scoffed when she heard 'USDA, ' and said, "Let me stop you right there. We don't work with USDA." I asked why, and she said, "They don't meet our criteria." She explained they were difficult to work with and their draw system didn't match the way they like to get paid. She was so haughty about it. She said, "Have you thought about getting a manufactured?" By her tone, she sounded like she meant, "Have you thought about visiting a food bank?" Seriously, I've looked at their floorplans, and these guys don't have a right to be haughty.

They are low-end as builders go, which we would've made work since we have such a tight budget (with King County being so expensive). But honestly, I know it's a good market right now and they can be choosy, but when this housing boom slows down and they have to compete for business again, these Yelp reviews will live on. Don't waste your time on these guys.

I specifically called the Fife / Tacoma office. Maybe other ones are better. But I'd rather search for weeks longer to find a good company than feel like I'm the bottom of these guys' barrel. Yuck.

Another 1 star rating for Reality Homes, Inc. I'm a nice guy and I want to be treated like other people should treat me; fairly. Reality Homes is the opposite. It took 18 months to complete our home, Chinese drywall where we can't hang a picture anywhere and the cheap towel rods fall off the wall with a dish rag hung on them. Their employee stole our dish washer, refrigerator, cloths washer, cloths dryer, brand new tools, shelving and screens from our garage.

Because Reality Homes took so long to complete our house, insurance would not cover it. Went $35,000+ over original quote. Our roof has now failed do to the fact that the installer did not use enough air pressure and the roofing nails are pushing through the asphalt! Tried to be polite and ask for help. "Sorry, you're out of warranty". Reality Homes voided my roof warranty due to poor workmanship and won't assist even calling the installer (Legends Roofing).

All I wanted is some help with the materials ($750) or labor ($1500). Not too much to ask. Reality Homes, Inc. of Fife, WA does not care about you after they take your money or their feedback ratings!

Reality Homes has been a nightmare for us. Our project manager, Shannan, does not return phone calls. Ryan R. is always in a "meeting." There is no communication whatsoever and the blame is always on someone else. We had our permits in place January 1, 2016. We were quoted a 6-8 month build time (8 at the most, as said by our salesman.) Our house was not finished until December.

When I say "finished", we still have a punch list. Our floors aren't finished. The drywall is cracking. They scratched every wall and now we have to repaint. They gave us 750.00 to repaint our whole house for compensation. What a joke. I will spare you the details and say that this is the worst customer service we have ever encountered and I will never recommend this company to anyone.

This house failed inspection several times. When the building inspector came out, he said it was some of the worst finish work/construction he has ever seen. Everyone asks if we would build a house again after all is said and done. Honestly, this was a very traumatic process. We had to find a short term rental after they guaranteed it would be done by September 1.

Nobody showed up for weeks at a time and no phone calls were ever returned. I would say I liked the sales floor person, but I think he pulled the wool over our eyes. They put the best person forward and everything after that was an epic fail. Maybe we will get our floors/drywall fixed. If not, we will sue. It's just a disappointment all around.
