Pierson-Gibbs Homes The History of Pierson-Gibbs Homes started in 1984, when Richard (Dick) Pierson and Charles Gibbs brought together their respective experience in housing sales and lumber supply to make and sell a home package to the do-it-yourself builder. Although this is when the company started, it is not when the concept of building your own home started. Fast Forward to Post War America in the mid to late 1940's and a young man named Martin Capp from Minnesota. Martin started both Capp Homes and Martin Homes.

We can take your ideas and work with you to produce a unique custom home design that meets your specific needs. Once you have settled on a design that you like, we will provide you with a high detail preliminary plan as an initial step in our program. This preliminary plan will show floor plans and elevations from all sides.
Dan & Lisa first met with Pierson-Gibbs Builder's Reps to talk about the Pierson-Gibbs program and look at various house plans. They spent some time talking to other builders, looking at many plans and finally picking one. Their second meeting at the Pierson-Gibbs offices in Richmond, Michigan was spent looking over the operation and seeing the quality building products we use.

If you use this company for a construction loan to Build Your "HANDS ON HOUSE" they will deliberately delay their part of the build and charge you outrageous interest fees. We have been building our house for over a year and a half, they finally finished installing our furnace almost a whole year to install a furnace in at 2400 sq foot house. "Installing" we had to hire another HVAC company to complete their work another out of pocket expense that is also in the package we are paying for in our mortgage!

They had 3 different framers at our house and we still do not have a properly framed master bathroom. They asked us to go ahead and find someone locally if we can and they will pay for the rough framing of our master bathroom. But the stairs were still framed incorrectly and the french doors were framed the wrong size mind you they supply the doors and measure for them.

They do not want to pay for this we are paying out of pocket to have a carpenter redo these things. They have sent out 3 framers and all of them framed things incorrectly the doors do not even fit. Our finish carpenter redid all the door jams again they measure and order them. They sent us two of the wrong size bath tubs. The original framer, framed all the windows, doors, staircase and fireplace wrong all had to be redone by another framer and another and then finally we had to hire someone and pay additional out of pocket for redoing their poor work which we are already paying for in their "package" All while charging us interest on a construction loan also a bad idea!

The 3rd framer they sent out didn't even have a ladder we had to go out and purchase one for him to use that cost was $360.00 for on that was tall enough. The Tyvek they installed kept falling off and missing in places all around the whole house. They "accidentally" overcharged us about $22,000.00 in our purchase agreement they said that happens.

I can go on and on with all the issues we have had with this company, not to mention our dreams of a beautiful home are ruined. We have tons of pictures of all the mistakes, sloppy work, just very shoddy work in general. They hire the cheapest companies they can find for their part of the package. All along the way telling us everything will be fine this stuffs happens.

Just to get an email letting us know you only have $14,000.00 left to draw from when we didn't even have a furnace! We are working with an attorney now as they are in breach of the contract. Please do yourself a big favor and higher a reputable builder. As if that wasn't bad enough, the windows they installed already have issues if I'm going off of their track record I'm sure they won't stand behind their product or services.

In addition to their endless delays and sub-standard and unsafe construction they are still charging us interest everyday until we can somehow close on this nightmare. They are charging us thousands of dollars because the house wasn't completed in 6 months! We waited for months for them to send a framer down to complete work or someone from PG Homes to see what was going on with our house.

That the delays were 100% their fault and that they actually owe us money for all these issues and their failure to complete the home in 8 weeks. WE are still not DONE, we are still missing siding pieces THEIR part of the build!

The cost to build your home with PG will ultimately be more compared to hiring a builder outright to build your home without you having to act as a general contractor. You will figure this out after you have already entered into a contract with PG.

If you do decide to enter into a contract with Pierson-Gibbs, be sure to do so with already having hired an architect to prepare your architectural drawings for you so that you have exclusive ownership rights to those drawings. This will be important when you do decide to exit the contract with Pierson-Gibbs/The Hands-On House. Preface: I drafted an original floor plan for a single-family, 1740sf ranch home my wife and I intend to build.

This drawing was to scale but did not include a foundation plan or elevations. This was sent out to Pierson-Gibbs Homes, Inc., among other builders, during our initial quoting process. Summary: PG's quoted price was better than the traditional builder route, initially. We entered into contract based on this and paid a 2.5% deposit to do so. They hired a 3rd party architect to convert my drawing into formal prints. PG takes ownership of these prints at this point.

Before closing on our loan and breaking ground, we started to request quotes for the work PG does not perform (refer to their website for an understanding of how their building program works). We started to realize that PG had grossly miscalculated all of these costs in our budget. Our cost to construct increased by $40,000 based on only 4 of the 24 line items quoted.

We budgeted for $40,000 in overages which we now met through only 4 line items. Furthermore, we have now met/exceeded the quoted prices of the other builders for which we would not be responsible for general-contracting our own job. We followed up with these other builders again, provided them an apples-to-apples quoting opportunity, and outlined the finishes we wanted for an accurate proposal.

Their prices were better than the PG prices at this point which included obtaining quotes for the subs instead of speculating like PG did. These three other builders suggested that PG's package price was too high. One of the three builders actually worked for PG in the past; He explained that this is very typical of the PG experience. I called PG to explain my concerns with their pricing and to see if they would be able to rectify this--they denied.

I requested to cancel the contract and asked that they relinquish the ownership rights for my drawings in exchange for the $2,700 deposit we already paid. They asked for an additional $1,500 for the drawings which I originally drafted. In my research, a single-floor floor plan costs approximately $1,400. It took PG 6 business days to make this determination.

We paid the $1,500 to take ownership rights and to move on. In my personal experience. PG Homes communications are delayed and unprofessional (especially after entering contract). PG Homes has compromised ethical integrity. PG Homes is unable to develop a budget accurately to within reason. Because of the limited characters allowed in this review, I have shortened it quite a bit. I can provide a more detailed experience and copies of emails to back this up.

I had never built a home before as a general contractor, but covid surcharges and issues with other builders forced me to assume those general contractor duties. Doing it with P-G homes definitely made it a great experience, as they truly are a partner in the job. They have your back for the issues that will definitely arise on any build. Any Item they shipped to my build site(90 miles from their HQ) was top quality and arrived in great condition. We were first time home builders and we chose PG Homes because we are very much DIYers. This process for partnering with PG was very helpful to save money and have more control over the building process. Our customer service rep was Rachelle and she was an invaluable resource for this project. There were times that I felt we were not getting the responses that I wanted, but I do feel this is industry related and not just PG.

We had the same kind of issues with some other contractors we hired. Not everyone is on the same timeframe you are, when it comes to building your house. You have to know what you want and ask for it again and again. If you are an organized person and you follow the outline steps PG provides, this is a great way to go. If you are not organized and have trouble following up, being in control with a Hands On Home is not for you.

PG has a great showroom of their materials used which are of high quality for new home construction. Our project was a learning experience for us as we handled our own contracting. That said, we were able to build the house we've always wanted where otherwise would not be possible to have if we had hired a company to handle all of the contracting. PG has a checklist of items to help and the CSR there is dedicated to your project. Overall we are a happy customer and would recommend to others.

Wonderful organization to deal with. The owners are engaged in helping, employees assist in all phases or as much as you want. Flexible for those who want to do some of the work. Excellent in keeping track of paperwork to get your final mortgage. Got a great home exactly the way we wanted, by doing a little more work. Saved a lot of money over typical general contractors.

I am not impressed with the time that they take to for a response, it has been close to a month with repeated calls, I am leery to put my trust into a business that is so lax. If you can afford to go through a true builder do it.
