I can't at this point recommend Simplex. We signed a contract and paid a deposit for a 2400sq ft home in October 2019. We are still not in the home. I rarely leave reviews for anything, but felt it is my obligation to share. Best case scenario we will be in late this Fall. They also had a rebate for essential workers, which they refused to honor because the house wasn't completed in time, which is something they have more control over than I.

When I decided to go with Simplex I contacted them direct and used their recommended builder and architect. I can't in good faith recommend them to anyone. Do your research, there are a lot of other modular companies out there. I will update my review once the house is completed to share my final impressions. UPDATE: The original review was from August 2021.

I am providing an update as of February 2022. I am lowering my review from 2 stars to 1. Once the house was set the rear basement egress was left wide open for 5 months allowing continuous flooding. This hit a tipping point when tropical storm IDA came through and we had 6ft of water in the basement and thousands of dollars in damage. No preparations were made for the storm even though we had experienced flooding in the egress during light precipitation.

The builder was absentee and there was no one taking responsibility for the job site from the start. I had to personally take on a large portion of the expense of getting the basement cleaned up and take a large amount of time off work. After the house was set we did not get electricity for 5 months, water for 4 months, and heat for 7 months. These utilities would have taken even longer if I didn't get involved and push the issue.

The home came with a natural gas fireplace. On first use, the fireplace was installed incorrectly and ignited the house on fire causing damages near six figures. Thankfully no one was hurt. The fire department was able to save to home, but a lot of our personal belongings were damaged, and we now have a hole in our living room wall. It is 2022 and I am not living in the house we purchased in October 2019.

We are stuck in a small apartment while the fire damage is repaired. The fire happened a month ago and we are still waiting on Simplex to give the go ahead for the repairs. No rush on their part I guess, it's not their house. When the house was set there were some noticeable spots with water damage. I sent photos to Simplex and the Builder. Both assured it would be taken care of.

When the fire repair company was doing inspections, they found mold where the water spots were. I guess they thought it could just be hidden with a fresh coat of paint. Now for the more minor issues. The yard grading is poor and the garage floods when it rains. There are several interior doors that do not stay shut or lock. One of the living room windows does not shut all the way.

Some of the interior trim isn't nailed down. One of the HVAC vents was completely rusted out. HVAV return didn't have a filter. The vinyl flooring was bubbling up in several spots. Our driveway hasn't been finished either. Simplex has not reached out following the fire, nor have they honored the essential workers rebate I brought up in my first review.

Do not go with simplex unless you are prepared to be misled and slowly financially bled out over several years for a home that is damaged. Going with Simplex and using their builder John Sullivan dba JS Modular Homes has been a massive financial mistake. Imagine paying for a home and almost 3 years later you're living in an aptartment. My rep at Simplex was Sean McAllister My contact at JS Modular was John Sullivan.

He is a one-man shop, subs everything out. I was not happy with the work. Dealing with the fire damage repair company has been a sigh of relief to finally work with someone who knows what they're doing. You will see this is the only review I have ever left for anything. This has truly been a terrible experience. Take your business and money elsewhere. Photos attached.

Worst company ever! Horrible delivery drivers that drive erraticly and drop rocks and mud all over the road with no worry for peoples property or safety! Had windshield smashed out by one of there trucks, had pictures of there truck, driver and damage! When contacted they said they were reputable company and would cover a new windshield, when the day came to replace, received a call never mind we aren't covering anything! FLY BY NIGHT SCAM COMPANY! BEWARE OF THEIR VEHICLES ON THE ROAD!

Never, under any circumstance, have this company build your home. They built our house incorrectly- some of the windows were placed wrong, and they have so far refused to fix it. They also left 6 of their trailers on our site for almost 6 months, and when they finally came to get them they dragged them through lawns, ditches, and a lot of mud on the way out.

They tore up our property, but more importantly they dragged enough mud out onto they road that our town billed us for street cleaning and took away our building permit. We don't have our permit back yet. These are just the most recent examples in the long list of reasons why no one should ever put themselves through the torture of trying to get this company to build a decent house.

If I could do it over, I would find a great architect to design the house, then I would find a builder with great reviews and recommendations, and I would hire separate installers to do the interior work like floors, vanities, and kitchen. There is no benefit to ordering a modular home, unless you're ordering multiple identical homes, and you aren't too worried about timeline, quality, and price. Update 11/9/21: We now have mold and actual mushrooms growing in our brand new home. And there are cracks all over in the walls and ceilings. This company's level of incompetence is impressive. Anyone want to file a class-action lawsuit?

Nice company, yard is a little tight for truck deliveries. Gotta be willing to compromise. Truck, tractor, and forklifts all use this inbound lane. Patience is key.

We had a terrible experience with Simplex. Our house was constructed with moldy materials. See attached pictures. We hired an industrial hygienist to test the trusses in the picture and the tests came back positive for mold. Simplex refused to pay for remediation and admitted they have no quality control process in place to prevent this from happening again.

Then we found error after error. Simplex conveniently "forgot" to wrap our house in Tyvek. They also gave us the wrong set of kitchen cabinets but claimed they didn't know what I was talking about when I questioned them about it. In addition, there were many electrical problems. I had to hire an electrician to open up walls and fix things, add light switches that were missing, and change the placement of light switches because door trim would have covered them.

In addition, Simplex admitted that we paid for a more expensive truss system even though we never requested one from the contractor with whom we were working. It was too easy for Simplex to blame it on contractor rather than take responsibility. In addition, there is no automated process to select finishes. We literally had to email our requests one by one.

They could easily create a Google Form (for free) to automate this process, but I don't think anyone there knows how to do that. They are still operating in the dark ages. Finally, it's telling that so many of their employees post Google reviews. It's obvious that they were asked to do so to drive up the overall ratings. FYI.Glassdoor is where employees should post reviews, not on Google. Do not waste your time or money building a modular home. We built a stick home before this house and the process was much easier and more cost effective.

This is a wonderful builder of homes. From large to small houses, buildings, apt complexes, simplex has what you are looking for. I know people who work here and they are paid well, Get great benefits, and love the environment. Not to mention how much they give back to the community! Def a choice spot for the next home ownership iny book!

The builders are nice, staff is super friendly, but check other fabricators for prices.
